  • Do you provide down payment assistance programs?

Yes, we do, call now to learn more.

  • What loans do you provide?

    • Conventional loans
    • FHA loans
    • VA loans
    • USDA loans
    • Recreational/agricultural loans
    • Land/lot loans
    • Non-QM loans
  • How does Buckeye Home Lending differ from other mortgage lenders?

We can shop multiple lenders to find the best mortgage for you. We offer custom solutions to help you meet your financial goals. We are a family-owned, small business located right in your area.

  • Can you be reached outside of normal business hours?

Yes! We do not adhere to “regular business hours.” The phone number you receive for your loan officer will be their cell phone number so they can be reached on evenings and weekends (within reason) when needed.

  • How long does the pre-approval process take and what can I expect to provide in order to receive a pre-approval?

Most pre-approvals can be issued within a day, depending on the complexity of each prospective homebuyer case.

You will be expected to fill out a loan application, agree to a credit pull, and provide income and asset documentation.

There may be more documentation required depending on your situation.

  • Should I start looking at homes before I get pre-approved?

You should start the house-hunting process AFTER you have been pre-approved.

Because your pre-approval will show your maximum purchase price and additional conditions to obtain the loan, some real estate agents may not even show you homes without one.

  • How do I know what loan program is best for me based on my situation?

We will work with you on deciding the type of loan that is best. We will provide you with the information and guidance to help you decide the right loan program for you.

  • What if I don’t have perfect credit and 20% to put down? Is it still possible for me to buy a home?

There are many loan programs available if you don't have a perfect credit score or little to no money for a down payment.

The best way to determine if you can get pre-approved is to give us a call so we can go over your finances together!

  • How long can I expect the homebuying process to take?

Once you have been pre-approved, you may start looking at homes. After you have an accepted contract on a home, the typical timeframe from contract acceptance to closing is about 3-4 weeks.

Various factors of the homebuying process can influence the time it takes to complete including underwriting, appraisal, and title turn times.

  • Is there anything specific I should avoid while in the process of buying a home?

Yes – it is important to keep as many aspects as possible of your financial situation stable from when you get preapproved through closing.

    This includes:

    • Not quitting or changing your job
    • Not opening any new lines of credit (such as installment loans or revolving credit)
    • Not making any large cash deposits into your bank account
    • Keeping your marital status the same

The information given to us at pre-approval will be verified before closing on your new house so if anything changes, it could jeopardize the ability to close.

  • Does Buckeye Home Lending only offer lending options for home purchases?

No, Buckeye Home Lending does not only offer lending options for purchases. We also offer refinancing options to lower your interest rate and/or tap into the equity in your home through a cash-out refinance.

Give us a call and we can discuss your options and create a plan to meet your financial needs.

  • Can I reach out to you after my loan has closed if I have any questions?

Absolutely – in fact, we encourage it! We hope to be your trusted mortgage advisor for life so if you ever have questions about your current mortgage or are interested in refinancing or buying a new home, please give us a call today.
